Insulating a Sun Valley basement, in order

Basement insulation in Sun Valley means putting insulation on the inside of your foundation walls so the house stops losing heat through cold concrete. It helps when you've got cold floors upstairs, a chilly basement you want to use, or a power bill that climbs every winter.

Three things decide how your basement job goes. First is whether the walls stay dry, because water has to be handled before anything goes on them. Next is the material, since foam and fiberglass build the wall in very different ways. Last is what the room will be, storage or a finished space, which decides what covers the insulation. I'll talk through all three with you on site.

Your price moves with how much wall there is, how much has to be cleared away from it, whether a water problem needs fixing first and which material fits. The schedule turns on that water repair and on any permit the work needs. The written estimate I leave you spells out what I'd do first, and we do the same work in Reno, Sparks, Spanish Springs and the cities around them.

Basement insulation, from the water check to the finished wall

Water first, then insulation

If your basement walls get wet, that gets fixed before any insulation goes on, and I'll tell you so on the first visit. Insulation over a damp wall doesn't stop the water. It holds it against the concrete, out of sight, until you notice a musty smell or soft framing. Sometimes the fix is outside the house, and sometimes it's a repair to the wall that another trade handles. We'd rather wait on the insulation than put it over a problem nobody looked for.

Choosing foam that holds up on concrete

Once the wall is dry, we pick a material that can sit right against the foundation. Most of the time that's closed-cell foam insulation, a dense foam that blocks moisture and seals air in the same pass. Open-cell foam insulation is lighter and costs less, and it stops air well, but it has to go on much thicker to hold back moisture. Foam costs more than batts, and I'll tell you plainly whether your walls need it.

Sealing gaps and covering the foam

Before foam goes on, we check the wall for gaps where pipes, wires and vents pass through and seal them, so the insulation isn't fighting a draft. Spray foam can't be left bare. It gets covered with ignition-barrier paint, a coating that slows fire, or with drywall, so we plan that layer from the start. If you'll finish the room later, drywall usually makes sense. For storage space, paint usually does.

How a basement job goes with us

  1. I look at the basement

After you call or send the form, I come out and look at the walls with you, checking for water and asking about your furnace and water heater. I'll tell you right there what I'd fix first, then send a written estimate.

  2. We set the date and permit

Once you say go, we set a date, check whether the county or a city covers your address and handle any permit the job calls for. Washoe County reviews each application for completeness and adds the fees, and the wait depends on how many are in.

  3. The crew insulates and cleans up

Our install crew does the work with a lead installer on site, sealing the gaps, spraying the foam and covering it. They clean up before we walk the basement together, so you see every wall before we leave.

Basement insulation questions in Sun Valley

What is the best insulation for basement walls in Sun Valley?

Closed-cell spray foam gives the best moisture control of any insulation used on the inside of foundation walls. Fiberglass batts and cellulose should stay out of contact with the concrete, and federal guidance says to leave plastic sheeting off the room side when walls use them. That's part of why we lean toward foam against the foundation.

What needs to be fixed before insulating a basement?

Any water coming in through the walls has to be fixed first, before insulation goes on. That often starts outside, by steering rain and runoff away from the foundation with gutters, downspouts and grading so water isn't sitting against the wall. If you're not sure where your damp spots come from, I'll look with you on the estimate visit.

How do I keep my furnace safe after insulating the basement?

Have any fuel-burning appliance, like a gas furnace or water heater, checked for safe operation before the basement is sealed and insulated, and again after. A tighter basement can change how those appliances get their air. Ask whether yours are sealed-combustion, meaning they pull their own air from outside, and if not, have a qualified contractor check them.

Do I need a permit to insulate my basement in Sun Valley?

Check with the office that covers your address, because Washoe County's residential permit list names interior remodels and alteration or repair of a home, not basement insulation by name. Washoe County's building office takes applications online at onenv.us and answers at (775) 328-2020. We sort out which office covers you once you say go.
