Vapor barrier installation in Sun Valley NV - a drier crawl space under your floors
Musty smell or damp wood under the house? We find where the water is coming from first, then lay a liner that holds up.

I come out and write your estimate
I'm usually the one who comes out to look at your crawl space and write the estimate. Our install crew does the work with a lead installer on site, so the plan you agreed to is the plan they follow.
Licensed and fully insured under your floors
We're licensed and fully insured. Crawl space work puts a crew on their backs near your pipes, wiring and ductwork, and that's not a job to hand to someone working without coverage. Your satisfaction, guaranteed.
Straight answers since 2023
I started this company in Sun Valley in 2023 after learning the trade beside experienced installers. I'd rather tell you a liner won't fix your problem than sell you one. Call (775) 447-1132 to set up a visit.
Crawl space vapor barriers in Sun Valley
Vapor barrier installation in Sun Valley means laying a liner, also called a ground cover, over the bare dirt under your house so less moisture moves up from the soil into the crawl space. It helps homes with a musty smell, damp wood or clammy floors.
Most calls start with a smell or a damp spot, and the question is whether a liner will take care of it. Washoe County's building criteria rate termite damage here as moderate to heavy, so while we're under your house we look at the framing too, not just the dirt. We're based in Sun Valley and do the same work in Reno, Sparks, Spanish Springs, Cold Springs, Carson City, Fernley and the cities around them.
The price turns on the size of the crawl space, how low it is, how many pipes and ducts the sheet has to fit around, how much debris comes out first and how heavy a liner it needs. A leak or drainage repair comes first and moves the date. The written estimate gives you your own figure. To do it yourself, apply to the Nevada State Contractors Board for its exemption for owners improving a home they live in, not one for sale or lease.
Vapor barriers and the moisture work around them
Finding the water before the liner
I start under your house with a flashlight, not a tape measure. We check the pipes and drain lines, look for standing water or water marks on the foundation walls, and walk outside to see how the yard slopes and where the downspouts empty. We look for the source first because a liner won't stop a plumbing leak or poor drainage. It only covers the problem up. If we find either, I'll tell you that comes first, and the liner goes in after.
A tougher sheet where people crawl
If a furnace, water heater or ducts sit in your crawl space, somebody will crawl over that liner again. Where people go through to service equipment, we use a tougher sheet that won't tear. As one tape maker sums up Department of Energy advice, the plastic sheet runs across the whole floor, the seams overlap and get taped, and the edges seal up the walls. It's fair to ask whether local code or the membrane maker's instructions change that layout, since those come ahead of general advice.
Walls, attics and air leaks
A vapor barrier in a wall is a different decision. The type a wall needs depends on the climate zone and the cladding, the outer covering, and in many cases no vapor retarder is needed at all. The wrong layer in the wrong place can make the outer shell of a house fail early, so we don't add plastic to a wall out of habit. Air slipping through gaps usually moves far more water vapor than the wall itself, which is why attic air sealing often comes first and why we plan the vapor layer on any retrofit insulation job in older walls.

You call, I come out
Call or send a note and we'll set a time. I come out, look at the crawl space with you, tell you right there what I'd fix first, and follow up with a written estimate.
Repairs, date and permit
Once you say go, we set the date and take care of any permit the work calls for. If a leak or drainage problem turned up, that gets fixed before the liner. Clear a path to the crawl space access.
Install, clean up, walk through
Our crew clears debris, lays the liner and cleans up with a lead installer on site, then we walk through it together. One seller's guide puts liner work on a typical 1,000 square foot crawl space at 8 to 10 hours for two people.
Vapor barrier questions from Sun Valley
What does a crawl space vapor barrier fix, and what doesn't it?
A vapor barrier cuts down the moisture rising from the bare soil into your crawl space. It doesn't fix water leaks, poor drainage outside the house, plumbing leaks or every source of humid outdoor air. Those need their own repair alongside the liner, and the estimate visit is where we sort out which one you have.
How thick should a crawl space vapor barrier be?
If anyone will crawl over it, plan on 10 mil or thicker. One seller's guide says building scientists and the Department of Energy's Building America Solution Center recommend that for any crawl space with foot traffic, because thin film tears under knees, tools and later visits from heating and cooling crews.
Do I need a permit for a vapor barrier in Washoe County?
In unincorporated Washoe County, any project that isn't on the county's list of exempt work needs a building permit. First confirm whether your address is in unincorporated county or within Reno's or Sparks' sphere of influence, because that decides which agency handles it. We check which office covers your address before work starts.
How much does a crawl space vapor barrier cost in Sun Valley?
Across the US, a professionally installed crawl space vapor barrier usually runs about $1,200 to $4,000 per job. That's a national figure, not our price. Your own number comes from the written estimate after I've seen how big your crawl space is, how easy it is to reach and whether anything needs fixing first.
